NEW YORK, August 13, Fermi Inc. (FRMI), founded on January 10, 2025 with 35 employees and zero trailing revenue, just signed a $6.5 billion, 15-year AI data center contract, the first commercial validation of a private-grid model the market now prices at $4.1 billion.
$433 Million Per Year Where There Was Zero
The contract commits a single tenant to 15 years at an annualized rate of approximately $433 million. Fermi's trailing revenue stands at zero. The company's infrastructure thesis rests on Project Matador, a behind-the-meter campus in Amarillo, Texas engineered to deliver up to 11 gigawatts combining natural gas, nuclear, solar, and battery storage to hyperscale AI tenants. This lease is the first confirmation a paying counterparty accepts the model.
The deal converts Fermi from speculative developer to contracted infrastructure provider with long-dated, predictable cash flows, the precondition for a REIT-Specialty vehicle to carry a forward earnings multiple at all.
