Leases Signed at Peak 2022 Rents Are Coming Due

Rexford Industrial (REXR) built its edge on Southern California scarcity. The Inland Empire and LA basin are geographically constrained, limited land means limited competing supply, so REXR captured the full force of the 2021-2022 post-pandemic e-commerce surge, locking in leases at record market rents across a concentrated portfolio.

Those record-rate leases are now rolling off. When expiring rents reset to a softer 2026 market, the rollover spread turns negative and NOI shrinks without any operational deterioration at the property level. This is not a forecast. The -1.6% YoY revenue decline on $992mn TTM revenue signals the reset is already underway.

Here is the part CNBC skips: SoCal concentration was REXR's moat, and it is also why there is nowhere to hide. National-footprint industrial REITs can offset SoCal lease compression with tighter markets elsewhere. REXR cannot. Every rolling lease is a SoCal lease.

The Bull Case Is Worth Just 6.7% From Here

JPMorgan's $39 target is the counterargument, but do the math. At $36.55, the "bullish" scenario implies 6.7% upside. For a REIT carrying a 38.7x forward multiple, that upside is a thin buffer against the rollover uncertainty Jefferies just formally flagged. The gap-down visible in the chart reflects the market taking that tradeoff seriously.

The deeper problem is a double compression risk. If lease rollover spreads disappoint and forward earnings estimates get revised down, that multiple does not hold on a smaller earnings base. Investors face two compression vectors simultaneously: earnings down, and the multiple that justified those earnings contracts alongside them. REXR's FCF of $342mn on $992mn TTM revenue signals genuine cash generation, GAAP's -$1.78 trailing EPS reflects depreciation accounting standard to REITs, not operational distress. But FCF does not insulate a growth-stock multiple from a forward-earnings revision.

Bottom Line

This is a binary setup. If SoCal industrial rents stabilize and rollover spreads hold, REXR's supply-constrained positioning re-asserts and the premium multiple is defensible. If lease resets continue compressing NOI, the forward earnings base shrinks, and JPMorgan's target becomes the ceiling rather than a floor, with the stock's current price already within that margin of it.

The one number to watch: same-property NOI growth in Q2 and Q3 2026. A print below zero confirms the Jefferies thesis and forces a re-rating conversation. Anything above 3% gives the bulls a floor to stand on. Management commentary on rollover spread at the next earnings call will resolve this debate faster than any subsequent analyst note.
