The numbers
  • Wells Fargo raised its price target to $47, implying 23% upside from the November 4 close of $38.28; Truist maintained its Buy rating and raised its target, though the specific figure was not disclosed in published reports
  • REXR trades at 25.4x forward earnings on $978mn TTM revenue, down 5.6% YoY; FCF of $306mn suggests cash generation is more durable than the top-line trend implies
  • Watch: the technical breakout level flagged by ChartMill; a confirmed close above resistance would add momentum confirmation to the fundamental re-rating

Two Firms Move the Same Direction on a Name With Shrinking Revenue

Truist and Wells Fargo raised their REXR targets within a 24-hour window, each arriving independently at the same conclusion while TTM revenue contracted 5.6% YoY to $978mn. Simultaneous target increases against a declining revenue trend are uncommon. The shared thesis, unstated in both releases, is that the SoCal industrial market's post-pandemic supply correction has run its course and that occupancy and rents will firm before the next reporting period. These are bets on the next 12 months, not the trailing twelve.

At $38.28, the stock trades that far below Wells Fargo's ceiling. That is wide enough to attract capital and close enough to test before year-end. Truist did not disclose its specific new target, but the Buy maintenance confirms the direction is the same.

-$2.08 EPS Is Noise; the $306mn FCF Is the Signal

Trailing EPS of -$2.08 produces alarming-looking screens for investors running standard equity filters. It shouldn't. Industrial REITs depreciate physical real estate against GAAP income on assets that historically appreciate in value, producing negative EPS as a structural accounting outcome rather than an operational failure. REXR generated $306mn in free cash flow over the same trailing twelve months. That figure services the dividend, funds balance sheet activity, and measures actual business health. Screen on FCF, not EPS.

The 25.4x forward P/E is not cheap, but for a pure-play Southern California industrial REIT where developable land is physically constrained, that multiple reflects a scarcity premium as much as a growth expectation. The revenue decline makes the valuation look stretched on the surface; the FCF argues it is more defensible than it appears.

Technical Breakout and Institutional Positioning Point the Same Way

ChartMill flagged REXR for a strong technical setup and an approaching breakout on the same session both analysts moved. D.A. Davidson disclosed a 60,110-share position in the same 48-hour window. The event annotation on the chart marks where Tuesday's analyst action arrived. When fundamental re-ratings and momentum signals converge in a single session, institutional participants tend to treat the alignment as a timing signal rather than coincidence.

Whether the stock holds above resistance in the sessions that follow is the first real test of conviction, and it matters as much as either analyst target.

The Single Metric That Would Invalidate the Thesis

Both banks are pricing in a turn in occupancy and rent growth. If REXR's next earnings report shows same-store net operating income growth below 1%, the revenue decline reads as a trend, not a trough, and the $47 ceiling becomes a distant aspiration rather than a near-term target. That figure, not the analyst price targets, is the number to track each quarter. The re-rating survives or breaks on that single line item, and no amount of technical momentum changes the underlying math.
